You'll most likely come across an Assured Shorthold Tenancy (AST) agreement, primarily governed by the Housing Act of 1988. Your agent should be well-equipped to answer any queries you may have about the terms and conditions included in the agreement.

An energy rating is required for your property before it can be rented out. You'll need to provide tenants with a copy of this certificate at no cost before they move in. The bright side? Under the Gas Safety Regulations 1998, if you’re renting out a property with mains gas, it’s essential to schedule an annual maintenance check for all gas pipework, appliances, and flues. This check must be carried out by a Gas Safe registered engineer—previously known as Corgi. The Electrical Equipment Safety Regulations 1994 mandate that any electrical appliances left in a property must be safe. Our Property Management Department can help you stay compliant by organising a competitively priced Portable Appliance Test (PAT) or a 5-year Electrical Certificate.
